Independent advice before a selling agent is appointed — so you stay in control
COr. service
Selling a property involves decisions that shape price, timing, and outcome long before the first open home. This service is designed for property owners who want independent advice before engaging a selling agent, so key decisions are made clearly and strategically — not under pressure or momentum.
Does cor. service all of Melbourne and regional Victoria?
Yes. Whether you are selling in Bentleigh or Ballarat, we can help you prepare your home and find the best Agent. Our network of industry experts span all across Melbourne and Regional Victoria. And the best part of it all is that there’s no up front cost, as we negotiate a split of the agents sales commission once the house is sold.
What this service is
Vendor Advocacy provides independent guidance at the earliest and most important stage of the selling process.
We work with you before an agent is appointed to help you:
– Understand your property’s likely market position
– Decide on an appropriate pricing and sale strategy
– Prepare the property for sale with independent interior design and presentation advice, focused on maximising appeal without unnecessary spend
– Select the right selling agent for your situation
Negotiate a fair and reasonable sales commission and marketing budget, ensuring costs are proportionate and aligned with your expected return
– Set clear expectations around terms, timing, and overall campaign approach
– Once an agent is engaged, we continue to provide independent oversight throughout the campaign, including:
– Reviewing pricing, strategy, and buyer feedback as the campaign progresses
– Managing communication and decision-making with the agent
– Ensuring recommendations, negotiations, and momentum remain aligned with your interests
Our role is to help you stay in control of the process — from preparation through to sale — without replacing the selling agent or running the campaign ourselves.
Why this service matters
Once a selling agent is appointed, the direction of a campaign is often set very quickly.
Price guides, timelines, and strategy can lock in early — sometimes before a property has had the chance to test the market properly.
- Independent advice before this point allows you to:
- Avoid premature pricing decisions
- Set realistic expectations
- Choose an agent based on fit and capability, not persuasion
- Enter the sales process with clarity and control
This early guidance can have a meaningful impact on the final result.
Your questions answered
Common questions
How much does a Vendors Advocacy cost?
COR. Property is paid by the client, not by selling agents or third parties.
For Vendor Advocacy, our fee is typically structured as a portion of the selling agent’s commission, agreed upfront before an agent is appointed. This ensures our advice remains independent while aligning our involvement with the outcome of the sale.
We do not receive referral fees, kickbacks, or incentives from agents, marketers, or suppliers. Any commission rates and marketing costs are negotiated transparently, with the aim of ensuring they are fair, reasonable, and proportionate to the expected result.
This structure allows us to focus on protecting your interests, managing costs, and overseeing the process without pressure to transact or upsell.
